What is a measurement or floorplan service?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement service, an appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch the property. Then, the appraiser creates a report and detailed floorplan showing the total square footage of the home and the general layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a floorplan service?

Disputing real estate taxes

Tax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — which means you may be paying for more square footage than you actually have! Unless a certified appraiser has recently executed a valuation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling your home

A floorplan service can secure fair market value for your house. Square footage is one of the most important factors potential buyers consider when purchasing a house — but since these values are frequently estimated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a recent appraisal or home measurement service performed by an appraiser (after any remodeling that may have affected square footage).

Information for real estate professionals

To make sure that your client's home sells at a price that accurately reflects true market value, we recommend asking for a floorplan service for the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tool to attract potential buyers because they can review the layout and characteristics of the home before and after a showing.
